In Ireland, a landlord may generally end a tenancy for reasons such as rent arrears or another serious breach, the landlord or a family member needing the property, an intended sale, substantial refurbishment, a change of use, or no longer renting the property. The applicable grounds and requirements can depend on when the tenancy began and its circumstances. The landlord must use the correct prescribed notice, give the required notice period and, for some grounds, provide supporting declarations or documents. If the tenant disputes the notice, the RTB can decide whether it is valid based on the individual facts.
