Compare the claimed damage with the property’s condition at the start of the tenancy, allowing for reasonable wear and tear, and keep copies of all messages and evidence. Try to resolve the issue directly, but do not withhold rent or make your own deductions. If agreement cannot be reached, you can bring a deposit dispute to the Residential Tenancies Board (RTB), whose decision will depend on the evidence and the facts of your tenancy.
