Ask the landlord in writing for an itemised explanation of each deduction, supported by receipts, photographs or other evidence, and compare it with your inventory and check-in report. Deductions may be disputed where they relate to normal wear and tear, amounts you do not owe, or damage that was not your responsibility. Keep records of your messages, rent payments, photographs and the deposit amount, and request repayment of any sum you believe is being wrongly withheld. If you cannot resolve the matter directly, you can bring a deposit dispute to the Residential Tenancies Board (RTB), which will decide the issue based on the evidence and the individual tenancy facts.
