A fixed-term lease ending does not automatically mean you must leave, particularly if you have acquired Part 4 tenancy rights after six months. Your landlord generally needs a valid legal reason and must serve the correct notice before ending the tenancy. If you stay, the tenancy may continue on a periodic basis under the existing terms, although rent changes must follow the applicable rules. Check your agreement and the RTB’s current guidance, and seek advice from a solicitor or Threshold if your landlord asks you to leave; any dispute is ultimately decided based on the facts of the case.
