Quiet enjoyment generally means you can live in the property without unreasonable interference, harassment or repeated disruption from your landlord or anyone acting for them. A landlord should arrange access at a reasonable time with reasonable notice, except in an emergency, and should not enter simply because they own the property. Keep records of unwanted visits or contact and raise the issue in writing with the landlord first. If it cannot be resolved, the RTB may consider the individual tenancy’s facts through its dispute resolution process; a solicitor can advise on your specific circumstances.
