Quiet enjoyment generally means you should be able to live in and use your rented home without unreasonable interference from the landlord or others acting for them. A landlord should arrange access at reasonable times and give reasonable notice, except in an emergency, rather than entering without warning or making repeated intrusive visits. Keep records of incidents and raise concerns in writing, as persistent interference may breach the landlord’s obligations. If the issue cannot be resolved, the RTB can consider a dispute based on the individual tenancy facts; you may also wish to seek advice from a solicitor or Threshold.
