Generally, the RPZ rent-setting limits do not apply to homes let by approved housing bodies (AHBs), even where the property is in an RPZ. Instead, the rent is usually set and reviewed under the AHB’s rental policy, the tenancy agreement and other applicable tenancy law. An AHB must still follow the relevant notice and procedural requirements when changing rent. Check your tenancy documents and the RTB or Department of Housing guidance, or obtain advice from a solicitor if you dispute a proposed increase.
