From 1 March 2026, the Rent Pressure Zone system was replaced by a national rent-control framework. For most existing private tenancies, rent increases are generally limited to 2% or the rate of consumer price inflation, whichever is lower, and can usually occur only once every 12 months. Some statutory exceptions and separate rules may apply, particularly when a new tenancy begins, so the position depends on the tenancy and the reason for any change. Check the latest RTB guidance before serving or challenging a rent notice, or seek advice from a solicitor.
