A rent review clause does not automatically allow a rent increase: any review must comply with the residential tenancy laws applying when the notice is served. Depending on the property and tenancy, limits may apply to how often rent can be reviewed and the amount of the increase, including Rent Pressure Zone or national rent-control rules. The landlord must also give the required written notice and follow the prescribed procedure; a clause cannot override those statutory requirements. Check the current guidance on the RTB website, and consider getting advice from a solicitor or Threshold if the proposed increase appears unlawful.
