A Rent Pressure Zone (RPZ) was an area where rent increases were restricted, generally to once every 12 months and the lower of 2% or inflation. From 1 March 2026, RPZs were replaced by a national rent-control system, although people still commonly use the term when discussing older tenancies and previous rent rules. The permitted increase can depend on the tenancy, property and date of the rent review, so check the RTB’s current guidance and rent calculator. Whether an increase complies with the law ultimately depends on the individual facts and, if disputed, the RTB’s process.
