Most private tenancies in Kilkenny are subject to Ireland’s national rent-control rules. A landlord can generally review the rent only once every 12 months and increase it by no more than the lower of 2% or the change in the Consumer Price Index, unless a specific legal exemption applies. The landlord must normally give at least 90 days’ written notice, using the required information and serving a copy on the RTB. Check the current RTB guidance for exemptions and notice requirements; whether a particular increase is valid can ultimately be decided through the RTB dispute-resolution process.
