Being outside a Rent Pressure Zone does not mean a landlord can increase the rent whenever they choose. Rent can generally be reviewed only at permitted intervals, with at least 90 days’ notice, and the notice must meet legal requirements; the maximum increase may also depend on the tenancy and current rules. A tenant may challenge an invalid notice or the proposed rent through the RTB, which will decide the dispute based on the facts. Check the latest guidance on rtb.ie or speak to a solicitor if the increase seems unlawful.
