Generally, a landlord cannot use a routine renewal with the same tenant to reset the rent to whatever the market will bear. For a tenancy covered by Rent Pressure Zone rules, rent could normally be reviewed only once every 12 months and by the permitted cap, with a valid rent-review notice. Since 20 June 2025, broadly similar national rent-control rules apply across Ireland. Whether an exception applies depends on how and why the previous tenancy ended, so check the RTB’s current guidance and rent calculator; the RTB or a solicitor can assess any dispute based on the individual facts.
