Normal wear and tear is the gradual deterioration expected from reasonable use, such as minor scuffs, faded paint or worn carpets; damage is avoidable or unusual harm, such as broken fixtures, large stains or missing items. A landlord may seek to retain part of a deposit for proven damage, rent arrears or unpaid bills, but should not charge for ordinary ageing or betterment. Keep the check-in inventory, photographs, receipts and written communications, and ask for an itemised explanation of any deduction.
