Ireland does not currently have a statutory deposit protection scheme where a deposit is lodged with an independent body. The landlord generally holds the deposit during the tenancy and should return it when the tenancy ends, less any reasonable deductions for unpaid rent, damage beyond normal wear and tear, or other agreed costs. For most new tenancies, the deposit cannot exceed one month’s rent, and you should keep the receipt, tenancy agreement, photographs and written records of the property’s condition. If you disagree about deductions or repayment, you can use the RTB dispute resolution process; the outcome depends on the evidence and the individual facts.
