Waterford follows the same eviction rules as the rest of Ireland under the Residential Tenancies Acts. For a standard termination, a landlord generally must give 90 days’ notice for a tenancy under six months, rising to 152, 180, 196 or 224 days as the tenancy gets longer. Shorter periods can apply for specific breaches, such as rent arrears or serious anti-social behaviour, but strict procedures still apply. A Notice of Termination must meet legal requirements and usually be copied to the RTB; the RTB ultimately decides any dispute based on the tenancy’s facts.
