Kilkenny follows the same eviction notice rules as the rest of Ireland. For a standard landlord termination, the notice period generally ranges from 90 days for a tenancy lasting under six months to 224 days where it has lasted eight years or more, with different periods between those points. A Notice of Termination must meet legal requirements, state the termination date and, where required, give a valid reason; the landlord must also send a copy to the RTB on the same day. Shorter notices may apply in limited situations, such as serious rent arrears or anti-social behaviour. Check the current RTB guidance or contact Threshold if you are unsure whether a notice is valid.
