Kildare follows the same residential tenancy eviction rules as the rest of Ireland. For a standard landlord termination, the minimum notice period is usually 90 days for a tenancy lasting under six months, 152 days for six months to one year, 180 days for one to seven years, 196 days for seven to eight years, and 224 days for more than eight years. The notice must generally be written, signed, give the termination date, state the required reason and be copied to the RTB within 28 days; separate procedures apply for rent arrears or serious anti-social behaviour. If you receive a notice, the RTB or a solicitor can assess whether it is valid based on your tenancy’s facts.
