For a Dublin tenancy covered by the Rent Pressure Zone (RPZ) rules, rent increases were generally limited to once every 12 months and the lower of 2% or the increase in the Consumer Price Index. There are statutory exceptions and rules may differ depending on when the tenancy began, whether it is a new tenancy and the property’s circumstances. Your landlord must follow the required notice and rent-review procedure, and should explain how any increase was calculated. Check the RTB’s current guidance and calculator, or ask a solicitor if you believe the increase breaches the rules; the RTB ultimately decides disputes based on the facts.
