Wexford follows Ireland’s national tenancy rules: there is no separate county deposit-protection scheme, and the landlord normally holds the deposit during the tenancy. For most private tenancies, the landlord cannot request more than one month’s rent as a deposit or more than one month’s rent in advance, subject to limited exceptions. The deposit should be returned promptly after the tenancy ends, although lawful deductions may be made for rent arrears, unpaid bills or damage beyond normal wear and tear. If there is a disagreement, the RTB’s dispute resolution process can decide the issue based on the tenancy’s facts.
