Kilkenny follows Ireland’s national tenancy rules: there is no statutory deposit protection scheme requiring landlords to lodge deposits with a government body. For most private tenancies beginning on or after 9 August 2021, a landlord generally cannot request more than one month’s rent as a deposit or more than one month’s rent in advance. The deposit should be returned after the tenancy ends, subject to reasonable deductions for issues such as unpaid rent, bills or damage beyond normal wear and tear, with evidence provided where possible. If there is a disagreement, the RTB’s dispute resolution process can decide the matter based on the tenancy’s facts.
