Cork follows the national Irish tenancy rules: there is currently no statutory deposit-protection scheme requiring landlords to lodge deposits with a separate service. For most tenancies beginning on or after 9 August 2021, a landlord generally cannot request more than one month’s rent as a deposit or more than two months’ rent in total upfront. A deposit may be withheld only for matters such as rent arrears, unpaid bills or damage beyond normal wear and tear, and deductions should be explained with supporting details. If you disagree, the RTB’s dispute resolution process can consider the individual facts; check the RTB website or seek legal advice for case-specific guidance.
