Ireland does not currently have a general statutory deposit-protection scheme where landlords must lodge deposits with an independent service. If the short let is a residential tenancy covered by the Residential Tenancies Act, the deposit is generally capped at one month’s rent and should be returned less any lawful deductions, such as rent arrears or damage beyond normal wear and tear. Holiday lets, licences and some very short arrangements may fall outside the RTB’s remit, so the written agreement is particularly important. If there is a dispute, the RTB or a solicitor can advise on the appropriate process based on the arrangement’s facts.
