Short-term or holiday lets are often outside the Residential Tenancies Act and the RTB’s remit, but the legal classification depends on the arrangement and how the accommodation is used. Check the written booking or letting terms for the deposit, permitted deductions and when it should be returned, and keep records of the property’s condition. If there is a dispute, the RTB may help only where the arrangement is an RTB-covered tenancy; otherwise, consider the contract terms and independent legal advice.
