Ireland does not currently have a general statutory deposit-protection scheme, so a shared tenancy’s deposit is usually held by the landlord or agent. Check the lease to see whether it names one lead tenant or treats the deposit as belonging jointly to all tenants, and agree in writing how any refund will be divided. A landlord may generally seek to retain money for issues such as rent arrears, unpaid bills or damage beyond normal wear and tear, but should explain deductions and provide supporting details.
