There is no separate Cork deposit scheme: if your landlord proposes keeping some or all of your deposit, first ask in writing for the reasons and supporting evidence, such as invoices, photos or rent statements. A landlord may generally claim for unpaid rent, bills or damage beyond normal wear and tear, but cannot simply retain the deposit without proper grounds. If you cannot agree, either party can apply to the Residential Tenancies Board (RTB) for dispute resolution, with the outcome decided on the tenancy’s evidence and circumstances. Keep the lease, payment records, messages and check-in or check-out photographs, and consider legal advice if the amount or issues are substantial.
