Usually, a landlord cannot simply make you leave because a fixed-term agreement has ended. Once a tenancy has continued for six months, Part 4 protections generally apply, and the landlord must serve a valid Notice of Termination based on a permitted ground, such as selling the property, moving in, substantial refurbishment or rent arrears. A tenancy in its first six months may generally be ended without giving a reason, provided the notice is legally valid. Check the RTB’s current guidance or speak to a solicitor, as the validity of a notice depends on the tenancy’s facts and may ultimately be decided through RTB dispute resolution or the courts.
