Genuine short-term holiday lets are generally not covered by Rent Pressure Zone (RPZ) rent-increase rules because they are excluded from the usual residential tenancy framework. However, calling an arrangement a “holiday let” does not decide its legal status; the actual purpose, length and terms of the occupation matter. If it is really a residential tenancy, RPZ or other rent-control rules may apply, depending on the facts and the law in force.
